Feasibility Study and Concept Development
Identification of possible constraints on the development and preparation of the feasibility study to allow the client to assess how to proceed with a project. Preparation of initial designs implementing the design brief for discussion and modification.
Identification of environmental constraints and proposals of sustainable design solutions.
Application of Planning and Listed Building Consent
Close liaison with the client to develop the project design and brief, ensuring it complies with the local planning authority requirements.
Co-ordinate consultants required to accompany the application and preparation of accompanying documentation and reports including Design and Access Statements and Planning Statements.
Assistance in obtaining grant funding
Working in close liaison with clients we can assist in preparation of documentation and applications for grant funding to facilitate building projects.
In the unfortunate circumstances that a planning application is refused, we can complete Planning Appeals where we will endeavour to overturn a decision made by the local authority.
We will complete preparation of Planning Appeal documentation, or represent the appellant at a Planning Hearing if required by the Planning Inspectorate
Preparation of Neighbourhood Plans
We can assist Parish Councils in preparation of their Neighbourhood plans and assessing local need.
Technical Design and Submission of Building Regulations
Preparation of technical drawings and specifications to comply with relevant Building Regulation/ NHBC/LABC Requirements.
Coordination of design team to enable production of documentation to comply with legal requirements.
Further development of environmental solutions to the technical design.
Prepare a detailed specification, drawings and schedule to enable a competitive tender to be obtained for the building project and allow for a detailed building cost to be provided (itemised).
Administration of Building Contracts
Working in close liaison with the client prepare contract documentation and let the contract to the chosen contractor.
Administrating various contracts from traditional contracts to design and build and partnering contracts.
Administer the building contract in a fair and reasonable manner completing site supervision and regular site meetings.
Ensuring the building is constructed fully in accordance with the contract documentation.
Under the CDM regulations 2015, there is a requirement for property owners intending to complete works over a certain size or a certain length of time to employ a Principal Designer and/or Principal Contractor.
As members of APS (Association for Project Safety) substantial experience as CDM coordinators (under the CDM 2007 regulations) we are highly experienced in providing this service and will assist our clients in meeting their requirements under the CDM Regulations.
